Essential Job Functions
Leasing:
⦁ The Portfolio Manager will be responsible to identify new tenancies and opportunities
⦁ Manage the rental income streams of the individual properties by ensuring that lease agreements are renewed on time at market related rates
⦁ Understands g tenant performance through turnover analysis
Marketing:
⦁ Understand the market positioning of each centre in the portfolio
⦁ Approve with the Centre Manager the annual marketing plan and budget
⦁ Ensure the tenant’s buy* m into marketing activities and events and that tenants get the necessary exposure through these
Operations:
⦁ Manage the expenses of the portfolio in terms of an approved budget
⦁ Planning and managing the preventative maintenance programmes of each sidmdual property
⦁ Building and maintaming professional relationsh^s with external service providers to ensure quality and urgency of maintenance related tasks
⦁ Managing regular inspections and report back on the individual properties <1 the portfolio
⦁ Responsible for aB service level agreements m terms of the vabdrty thereof as well as the safekeepng thereof and ensunng monthly meeting takes place and mnutes am recorded to improve on service deliverables
⦁ Responsible for the risk management of each property by ensunng regular planned risk assessments ate done on ail levels and risks arc addressed on time
Finance:
⦁ Manage rental recoveries to ensure adherence to the terms and conditions & the lease agreements
⦁ Compile the annual operatonal budgets of each individual property as wel as assisting m the preparation of the annual capital budgets
⦁ Preparing portfolio performance reports and present ng same to the Manco on a monthly basis
Requirements
⦁ Strong sales background in the commercial real estate environment, preferable m the retail leasing and marketing environment
⦁ MBA or simdar, strong commercial and marketing background as well as a strong understandog of operations in the property field
⦁ 7-10 Years Property Management cipenencc <i a managerial role
⦁ Strong project/organeabonal stalls. Ability to think solution driven and out of the bo«
⦁ Computer literate, spec Realty Microsoft Office and MS Excel MOA knowledge would be an added advantage
⦁ Good nterpersonal communication and negotiation skats
⦁ Namtoian citizen
⦁ Valid Drrvor’s license
