Position: Analyst Property Department: Investments Reports to: Manager: Alternative Investments
Purpose of the Position:
- Unlisted Properties is a sub-asset class within Alternative Investments alongside Private Equity. Infrastructure and Private Credit. This position is an integral member of the team responsible for valuing the Unlisted Property portfolio. It involves support for monitoring all property mandates, quarterly valuation preparation, review, reporting and analytics. The role will also assist the Listed team with underlying Property exposure of REITs.
Key Performance Areas:
- Review and analyze the quarterly reports and annual financial statements of the various property funds.
- Monitoring and assessing the portfolio of existing investments to determine compliance with the terms of the limited partnership agreement and other contracts.
- Validate valuations of capital call notices.
- Assist with Fund Manager Selection and operational due diligence.
- Management of mandate agreements
- Liaise with portfolio administrator and Treasury for effective cash management, accounting and compliance of various funds.
- Prepare and submit quarterly performance reports and attend advisory board meetings of various funds:
- Innovation and personal effectiveness competency and development.
Job-related qualifications and experience:
- B-Commerce/Finance/Construction/Business Science
- Bachelor’s in civil engineering with a Real Estate investing Finance
- 4 years’ experience in a fund/asset management environment with at least 2 years’ experience in Real Estate investing
- Financial modeling and financial statement analysis
- Coursework/training in real estate investment and financing, CFA. CAIA. FMVA will be advantageous.
The incumbent should have the following knowledge, skills and Attributes:
- Knowledge of:
Investment instruments available, understanding Namibian property landscape. GIPF mandate, regulations 13 of pension funds act. public private partnership legislation, private equity industry, real estate financing, financial statement analysis, national development plans and Namibian economy.
- Skill:
Analytical, interpersonal, networking, presentation skills, excel financial modelling and negotiation skills and research.
- Personal Attributes:
Details conscious, calm disposition, conceptual, discreet, integrity, emotional and inter-cultural intelligence, work under pressure, independent thinker, service oriented, professional/exceptional business ethics, and lateral thinking.
